Lethbridge Real Estate - I have had a busy weekend.  I have a few hot new listings which will be hitting the market in the next few days, I alwo have a few qualified and eager buyers who are shopping for great properties in Lethbridge.

Northside manufactured home - priced at $69,900 - this one could use a few cosmetics but is a great value.  It is located in Bridge Villa Estates, is a 16 wide unit, and features 3 bedrooms and 2 bathrooms.

Northside single family bungalow - priced around $275,000 - this home has tons of upgrades, new floor coverings, new kitchen, redone baths, sunroom off the back, attached single garage, fenced yard, and a kitchenette in the basement. One of the nicest homes in North Lethbridge.

Southside singe family home - priced around $250,000 - this home is a great starter - priced the same as some of the crapper homes downtown, this home is located in the Agnes Davidson area, near the Movie Mill, in south Lethbridge.  The home features 3 bedrooms up, a split level floor plan, and lots of mechanical upgrades.  This one is priced to sell fast.

Southside manufactured home - priced $119,800 - this home is better than new! still under factory warranty, bright modern colors, and set in a beautiful location.  Shows meticulously clean and well kept, includes all appliances, sheds, deck, and central air.  The Lethbridge manufactured home factory cant compete with this deal.

Lethbridge Real Estate - Look Before You Leap

Many homebuyers in Lethbridge get caught up in the excitement of buying their property and take many important things for granted.  Sometimes these things are just overlooked and other times they are things which the buyer was not even aware they needed to know.

I just listed this great Lethbridge half duplex and wanted to get it syndicated out to my blog and various websites tonight.

The property is located at 2430 - 19 Street North, Lethbridge.  This locations is excellent.  The home is surrounded by nice single family homes, right close to the park, and within walking distance of transportation and shopping.  This is a great neighborhood and there is virtually no traffic on the street out front.  A great place for a young family to live.

The home itself has had several upgrades recently.  The roof, windows, furnace, and hot water tank have all been upgraded or replaced.  Interior flooring and paint have also been upgraded.  There are still a few small cosmetics to do, but nothing that a home handyman couldn't take care of and build themselves some quick equity.

The property is priced aggressively at $189,900 and the owners are serious about selling.  They love the place, but just need more room.  They love the neighborhood so much that they are moving less than a block away!  Give me a call if you want more info on it, or would like to schedule and appointment to see it or to talk about financing a place like this.

Century 21 Lethbridge office has closed its franchise office the end of 2009.  I wrote a blog post a few months back about some changes that seemed to be taking place there, and it seems as if there was more going on.

I believe that many of the agents moved on to an office that is located in a town an hour and a half North of Lethbridge, however some may have switched to different offices.  I wish them all the best, there were some cool people in that office and a few who had some great creative marketing ideas.

I believe that this is the 4th time that Century 21 Lethbridge has gone out of business.  The franchise is strong in some far off places in the world, but here in Lethbridge Alberta, Century 21 is not a name that is synonmous with any sort of permanent existance.  They were a big company back in the 1970's and their 'gold jacket' was such an icon that it was one of the true symbols of the real estate industy worldwide.

It has been several months now that I have had this blog up and running, and I just wanted to take a minute and reflect upon it.  Initially, I started an Active Rain profile hoping that it would increase the profile and google rankings of my LethbridgeLoans.com website.  I wrote a few articles about Lethbridge, about Lethbridge Real Estate, Lethbridge mortgage information, etc.  I figured that it was important to have a mix of business, personal, and community content on the blog.  My main website, apart from being a great tool for accepting online mortgage applications, is an online business card.

Recently, I started an outside blog, LethbridgeRealEstateBlog.com, to which I post most of my active rain content, especially the content that is relevant to Lethbridge Real Estate and Lethbridge mortgage information.  I post a little about Lethbridge mortgage rates, Lethbridge real estate listings, and a few other related topics.

I have to admit, I also have a twitter profile, a facebook page, a blogger account, and a squidoo page.  I joined them, posted a bit of Lethbridge real estate and Lethbridge mortgage info and then have pretty much neglected them.  I wanted the benefit of the links and the google juice, but really dont have the time or interest in maintaining a half dozen different accounts on different sites.
