It is that time of year again in Lethbridge. After the weekend the children will return to school. The busy part of the Lethbridge real estate season will end its summer buzz that seems to happen every year as families scramble to move households across the city or province during the brief 2 month summer break.

Here in Lethbridge we always have an increase in the sales numbers for Lethbridge condos, starter homes, and duplex units this time of year. Many people give up trying to find rental accomodations and just jump in as buyers instead. Lethbridge real estate does the same thing every August like clockwork.

For the smart Lethbridge real estate investors, they are able to time their sales and purchases around the migration of our large student population and use it to maximize their returns. It is very basic and has worked flawlessly for the 16 plus years I have been in the business.

I have been helping people buy and sell Lethbridge real estate for almost 17 years now. I also help them arrange their Lethbridge mortgage financing for the real estate that they purchase. In the many years that I have been involved in the local Lethbridge real estate industry I have observed the ups and downs of many different markets.

We had a boom market in about 1993 that was spurred on by the creation of first time home buyers programs which first allowed buyers to purchase Lethbridge real estate with as little as 5% downpayment. This was huge and really pushed the starter home market which in turn pushed the rest of the market higher. That boom was followed by a lull in which all the buyers who were interested had jumped in, prices had risen, and there was no more buyers looking to buy. Inventory rose higher in Lethbridge, and demand softened. Even at that time the prices stayed pretty flat, but did not really drop.

We are currently in the most challenging Lethbridge real estate market in our history. There are many buyers who purchased at the top of the market and paid top dollar for the homes they purchased at that time. Many of those buyers were represented by 'new' Realtors who jumped into the business trying to make a quick buck. Many of those guys are on their way out, many have already left the industry. Unfortunately, the people they screwed errr sold houses to are in trouble. Many of them paid more for their Lethbridge real estate than it is worth today.

I can say that every client I sold to before, during, and after the boom is currently NOT in that situation. Every one of my buyers was able to purchase bargain priced real estate or make use of creative financial terms which have allowed every one of them to have purchased well below 'market value' and as such they are all sitting okay even as prices have softened in Lethbridge.

If you are interested in buying real estate in Lethbridge, it is of the greatest importance that you purchase property at the right price and also that you purchase the right property. If you are interested in paying 'too much' or 'retail' for real estate, there are plenty of real estate franchises in Lethbridge who will help you with that. If you are interested in hunting down undervalued, underpriced, and high potential real estate you need to be working with a real estate professional who has a track record of finding and selling those properties.

Just a quick blog post to all my Lethbridge real estate blog readers. Here is a great coupon for Bulk Barn. We have a recently opened Bulk Barn here in Lethbridge out beside the Home Depot on the very end of South Lethbridge. If you have never been there, you should check it out. Since I am a generous cheap guy, I like to share these deals when I find them.

Apart from having lots of baking supplies and candy in bulk bins, they also have specialize items such as products for those with nut allergy, gluten intolerance, etc. Some pretty unique things and food specialties available.

For me, my weakness is the white chocolate baking chips. I could eat the entire bin of them. Hence the reason that I now am a slave to the gym these days.

Ever hear of a mortgage that you could get with $0 downpayment? Well they exist. You can effectively buy a home with ZERO downpayment!

Back before the major economic collapse of the US real estate market they were much more commonly available, but the turmoil in the market make lenders scared to offer this product for the past while. However, as Canada appears to be a bit stronger economically than the rest of the world, the zero down mortages are once again being marketed to consumers.

What exactly is a $0 down mortgage?

This is a mortgage that includes in it a 'cashback' to the borrower that they can then use to pay for their closing costs and their downpayment funds.

Are they a scam?

No, not in the shady sense of the word. They are not illegal, unethical, or anything of the sort. They are however not always the best 'deal' for the consumer.

Right now I have available a mortgage product which will give the borrower/home buyer back 5.5% of the purchase price. This is enough money to pay for a 5% downpayment and also pay their legal costs to purchase a home. The interest rate on this mortgage is currently 5.69% (it changes daily), which is more than if you had the 5% downpayment funds saved on your own. However there are a few cases where taking this cashback mortgage may be a financial benefit to you.

How do I get one of these?

The qualifying for these cashback mortgages is slightly harder than a regular mortgage product. The lenders definetly want a 2 to 3 year solid employment history, as well as a reasonable good credit score and a history of good credit repayment. These mortgages are not for everyone, and I strongly recommend that if possible every client saves up 5% down and purchases that way instead, but not every client is able to do so and not every real estate purchase opportunity fits that mold.

7 Things You Shoul NOT Do Before Your Home Loan is Funded

It is very frustrating when I have done the mortgage financing for a client to discover that between the time they have applied for the mortgage and the time they actually take possession of their new home, they go and screw up their finances. So here is the post, please feel free to track back to the original and leave them a comment.

Attention home-buyers!

If you're currently in escrow on a home...read this quick list and DO NOT do these things before your home loan is funded. You would be surprised how many buyers go in contract on a house that ends up falling through because they went out and made some crazy moves that eventually held things up, or worse, affected their ability to buy their dream home.

1. Don't pack or ship information that may be needed for the loan application to fund. Paperwork such as W-2 forms, divorce decrees or tax returns. Duplicate copies take weeks to obtain.

2. Don't buy or lease an auto. The Lender looks carefully at the debt-to-income ratio and a large payment such as a car lease purchase can greatly impact those ratios and prevent you from qualifying.

3. Don't change jobs! A new job may involve a probation period which must be satisfied before the income from that job can be considered for qualifying purposes.

4. Don't attempt to consolidate bills before speaking with your Lender.

5. Don't move assets from one bank to another. These show up as new accounts and can complicate the application process, as you must disclose and document the source of funds for each new account.

6. Don't buy new furniture or major appliances for your new house just yet...these purchases will increase your debt load and potentially disqualify you from the loan or deplete your funds to close.

7. Don't go crazy running credit reports on yourself. This will show up on your Lender's credit report as an inquiry and affect your credit rating.

With lending restrictions as tight as they are, I'm sure the list goes on but we hope this list was helpful. When in doubt...contact your Lender or your Realtor!
